Three ways to live in the Landes

A half-timbered Landes house, a neo-Basque villa or a contemporary home: we design the house that suits you and take it all the way to the keys, with the builders of this region. Sophie Ulrich, thirty-five years in the trade, follows every project from the first sketch to completion, from Mont-de-Marsan and Mimizan.

From the idea to the keys

Listen and draw

The plot, how you live, your budget: the first sketch comes from a place and a conversation.

Cost and permit

Plans, item-by-item estimate, planning permission filed and followed at the town hall.

Run the site

Local builders consulted, a site meeting every week, a photo report each time: we are there, you are informed.

Hand over the keys

Completion, snagging, guarantees: the house is yours, and we remain a phone call away.

Building in the Landes from abroad

Many of our clients live elsewhere: Paris, London, the Netherlands. They buy a plot or an old house near the ocean and need one trusted person on the ground. Sophie is that person: she designs, obtains the permit, consults the builders and runs the site, in French and in English.

You sign with each builder yourself and approve every payment. After each weekly site meeting you receive a photo report; decisions are taken by video call. When you arrive, the house is as it was drawn.

Questions we are often asked

Can I build or renovate in the Landes without living there?

Yes. Second home, purchase from another region or from abroad: Sophie runs the site for you, sends a photo report after each meeting and organises decisions by video call. You sign with each builder yourself and approve every payment.

What is a maître d'œuvre?

A project manager and building designer: she designs the house, obtains the permit, consults the builders and directs the works until completion. You keep the contracts with each builder and full control of the budget. Above 150 m² of floor area, a partner architect signs the project.

How long does it take?

Two to four weeks of design, two to three months for the permit, three to six weeks to consult builders, then the works: six to twelve months for a new house, less for a renovation. You get a schedule from the start.

How are fees set?

A percentage of the works or a fixed fee depending on the mission, put in writing at the first meeting, before any commitment.

Where do you work?

Across the Landes department: the coast (Mimizan, Biscarrosse, Hossegor, Capbreton), Mont-de-Marsan, Dax and the Chalosse, and occasionally the Basque coast.

A house, a renovation, an extension? Let's talk first.

A first conversation commits you to nothing. Sophie tells you what is possible, the order of magnitude, and where to start.
